SITUATED: Courthouse Street, Hastings Old Town
Located on a one way street in the heart of the Old Town, Hastings. Named as such for once holding the Courthouse for Hastings, this street was central for all residents of Hastings. The Courthouse was relocated in the early 1700’s and the street became more associated with general stores. This is still the fashion to today.

The street now benefits from a ’pedestrian zone’, and offers boutique shops, antiquities, Hastings History House and numerous residential properties. Within a short walk the rest of the Old Town offers restaurants and bars enjoying regular local live music. The historic fishing huts and beach are right on the doorstep. Hastings Town Centre is near by with facilities to include the main line railway station with direct trains to London, Brighton and Ashford, supermarkets and Priory Meadow shopping centre.

THE PROPERTY: Black Swan Cottage
With a carving with the date 1688 on one of the original wooden beams, it would suggest that this property survived for over 330 years. The rear bedroom suggests it could have formally been a hay loft, with the front of the property being known for having several different shops, most notably it was once a tea shop.

The property is entered via a charming front room with an open fire and exposed brick surround. Moving through, the dining room hosts many original beams, and a downstairs W.C., and then a step up to the kitchen. This leads out to the conservatory which leads into two rear gardens, the second of which is accessed through the shed.

Heading up the internal wooden staircase, bedroom one is at the front of the property with exposed floor boards, and plenty of character. The middle through room is currently a library, although could be used as a child’s bedroom. The rear bedroom has vaulted ceilings and double aspect windows. The bathroom has a roll top bath and exposed lath and plaster on display behind a Perspex screen.

The Vendor also has a garage that could be added to the sale of the cottage if of benefit.
